Why grout goes grey — and why mopping makes it worse.
Standard cement grout is porous by design. Every spill, every bit of cooking grease carried on a shoe, every film of soap left by a shower, soaks a little way into that surface and stays there. Then a mop comes along and does something genuinely counter-productive: it lifts soil off the tile face, suspends it in dirty water, and pushes it into the lowest point in the room, which is the grout line. That is why the tile still looks fine and the grout between it looks like a different colour entirely.
Household cleaners cannot reach it because the soil is not sitting on the surface — it is absorbed below it. Getting it out takes an alkaline pre-spray with real dwell time to break down the grease, mechanical agitation along the lines, and then hot water at high pressure with the rinse water vacuumed straight back up in the same pass. That last part is what separates the job from a rental machine: we never leave dirty water on the floor to soak back down.

Sealing: what it does and what it doesn't — no overselling.
A penetrating sealer soaks into the grout and slows absorption. That is genuinely worth having, and the right moment for it is immediately after a deep clean when the pores are actually clean and open. But sealer is not a force field. It does not make grout stain-proof; it buys you the time to wipe a spill up before it soaks in. And it wears — expect to redo it every one to three years depending on traffic and whether anyone is using acidic cleaners on the floor.
Colour sealing is a different product for a different problem: when grout is clean but permanently discoloured or patchy, a pigmented sealer brings every line back to one uniform shade. It is the honest option when the alternative is re-grouting an entire floor.
Natural stone is not tile — and the wrong product ruins it.
This matters more than anything else on this page. Travertine, marble, limestone and other calcareous stones react with acid. The acidic products that make quick work of soap scum on ceramic will etch those surfaces permanently — dull white marks that no amount of cleaning removes, because the stone itself has been chemically burned. Slate and saltillo have their own requirements again.
So tell us what the floor actually is when you book, and if you are not sure, say that too — we would rather test a discreet corner than guess. Depending on the stone and its finish, the right work may be pH-neutral cleaning, honing, or a topical finish rather than pressure at all.
How often, and what it costs — straight answers.
For most Orange County households, once every 12 to 24 months on kitchen and bathroom floors, with showers closer to the shorter end because they never fully dry between uses. Entryways with outdoor access need it more often, and not only for looks: the grit tracked in from a driveway is abrasive and wears the glaze off tile over time.
Pricing works on square footage and condition — smooth ceramic in fair shape moves fast; textured or heavily soiled tile takes longer per foot. Showers and sealing are quoted separately because they are separate work. You get the number before we start, and it does not change once we are there. Booking tile alongside carpet cleaning is better value, since the truck and the setup are already on site.
When loose tile means a leak — not a cleaning problem.
Occasionally the reason a floor looks wrong is not soil. Tiles that sound hollow when tapped, grout that keeps cracking in the same line, a dark patch that never quite dries, or a musty smell near a shower wall — those are symptoms of water getting under the tile, usually from a failed shower pan or a slab leak. Cleaning that floor is treating the symptom.
If we see those signs we will tell you, because the underlying problem grows the longer it runs. That is water damage restoration — find the source, dry the substrate to documented moisture targets, and check whether anything is growing underneath before the finish work goes back down.

The floor is walkable in about 30 minutes and fully dry within a couple of hours, because our extraction tool vacuums the rinse water back up as it goes rather than leaving it to evaporate. If we seal the grout the same day, keep the area free of foot traffic and pets for a few hours after that.
Often, yes — most “permanent” grey grout is years of grease, soap scum and mopping residue absorbed into a porous surface, and it comes back several shades lighter. What cleaning cannot fix is grout that is eroded, cracked or missing, or grout that has been dyed by something like rust or red wine.
