What we handle commercially.

The work is the same as our residential work in principle and completely different in logistics. Commercial carpet is low-pile and glued down rather than stretched over a pad, it sees traffic volumes a house never approaches, and the building cannot simply be out of action for a day while it dries. So the method changes, the scheduling changes, and the documentation changes.

Maintenance beats rescue — and costs less over a year.

The most expensive way to run commercial carpet is to leave it until it looks bad. By that point the soil has been ground in for months, the traffic lanes have permanent abrasive wear, and the restorative clean it now needs is the most costly version of the job — after which the carpet still does not look new, because the fibre damage is physical rather than visual.

A maintenance programme works the other way round. Frequent lighter interim cleaning — encapsulation or low-moisture methods that dry fast enough for a space to reopen within an hour or two — on the traffic lanes and entries where the soil actually is, plus a full restorative hot-water extraction on a longer cycle. The carpet stays presentable continuously instead of cycling between acceptable and embarrassing, the annual spend is lower, and the floor covering lasts materially longer.

How we work with buildings — the practical requirements.

Access and hours. Evenings, overnight and weekends are normal for us, not an exception. Tell us the alarm procedure, badge or escort requirements, loading-dock access, lift booking rules and any noise restrictions, and we will plan the visit around them.

Insurance and paperwork. We are licensed and insured under CSLB #70175291 and can issue a certificate of insurance naming your entity as additional insured — usually the first thing a property manager asks for and often the thing that delays a vendor by a fortnight. Invoicing. Itemised by location and scope: square footage, areas serviced, dates, line-item pricing. Per-visit or consolidated monthly across a portfolio, against a purchase order and on terms if that is how your AP process runs.

Most janitorial contracts cover daily cleaning but stop short of truck-mounted extraction, tile restoration and water damage response, for a straightforward reason: that equipment is expensive to buy and sits idle most of the time.
